Executed by Kier for Derwent London, the build is a showcase for Modern Methods of Construction (MMC), featuring a precast concrete facade and off-site manufactured M&E modules. With a strict carbon cap, the project utilizes recycled steel and low-carbon cement to achieve an embodied carbon intensity below 600 kgCO2e/m2. Targeting a 4.5* NABERS rating, this “intelligent building” prioritizes occupier wellbeing through 2.95m floor-to-ceiling heights, abundant natural light, and a substantial communal ninth-floor roof garden.
